Some projects deserve more than a compliant drawing set. A wraparound extension that reorganises the whole ground floor, a mansard that adds two rooms, a two-storey extension in a Camden or Islington conservation area: these are decisions you live with for decades, and the difference between a good and an ordinary outcome is made at concept stage and protected by the detail. The full package covers both ends, with the planning and Building Regulations stages in between, for one fixed fee.

What does the full package cover?

Four stages, one practice, one fee. Concept design explores what the space can be. The planning or LDC stage secures permission. Building Regulations drawings make it buildable and approvable. Tender-ready details and a tender pack get you comparable builder prices. Because the same team carries the project through every stage, nothing is lost in handover and the design intent survives contact with the plan checker and the builder.

What’s included

After the measured survey we run two concept rounds with plans and 3D massing views, testing layout, daylight and materials against the borough’s design guidance and the permitted development thresholds. The agreed concept becomes the planning or LDC set, submitted within 2 working days of your sign-off and managed as your agent to decision. We then produce Building Regulations drawings and specification, coordinate the structural engineer’s calculations and submit to building control. Finally we draw the details that define quality on site, such as roof edges, thresholds, joinery and the finishes and fittings schedules, issue the tender pack to up to three builders and compare the returns with you before a pre-construction meeting.

What’s not included

Council planning and building control fees, the structural engineer and any party wall surveyor or specialist reports are paid directly and listed separately in your quote. Interior design beyond fixed fittings is excluded. Contract administration and site inspection during the build are available as an add-on. If you only need permission for now, our planning documentation service covers that stage alone and can be upgraded later.

What is the difference between the full package and planning plus Building Regulations?

The full package adds a proper concept stage at the start and tender-ready details at the end. Concept means two rounds of design exploring layout, daylight and materials before anything is fixed; tender-ready details mean joinery, roof and threshold details and finishes schedules that let builders price like for like. It also includes issuing the tender and comparing the quotes with you.

How long does the full package take from start to builder on site?

Allow 5–6 months for a typical London extension. Survey and concept take about 3 weeks, planning drawings 2–3 weeks, the council decision 8 weeks, Building Regulations and tender details 3–5 weeks and tendering 2–3 weeks. We start the construction drawings during the planning period when the risk is low, which shortens the overall programme.

Can you inspect the build as well?

Yes, as an add-on. We can administer the building contract and carry out periodic site inspections to check the work against the drawings and certify payments. It is quoted separately because build durations vary, but most clients who commission the full package add it.

How much does the full package cost in London?

What drawings do you need for a planning application? The complete set explained

Every council in England requires the same core set for a householder application: a location plan at 1:1250 with the site edged red, a block plan at 1:500, existing and proposed floor plans and elevations of every affected side, and a section where roof form or levels change, all to a stated scale with a north point. Add the application form, the £528 fee, a Community Infrastructure Levy form where the council asks for it, and a design and access or heritage statement in conservation areas or on listed buildings. Each council's local validation checklist can add items such as a daylight or tree survey, and a missing item stops the clock before assessment begins.

Architectural designer vs architect: what's the difference and which do you need?

In the UK "architect" is a protected title reserved for people on the Architects Registration Board register; other building designers use titles such as architectural designer or architectural technologist. The work is not reserved: planning applications, Lawful Development Certificates and Building Regulations drawings can be prepared by any competent designer, and councils assess the drawings, not the title. For an extension, loft or outbuilding you do not need a registered architect; you need someone who knows your council's rules and draws what a builder can build. We are architectural designers, not registered architects.

Planning permission or a Lawful Development Certificate: which one do you need?

They answer different questions. Planning permission is the council's approval for work that is not automatically allowed; a Lawful Development Certificate (LDC) is the council's confirmation that your work is already allowed under permitted development. If your extension, loft or outbuilding sits within the national permitted development limits and your property is a house outside a conservation area or Article 4 direction, an LDC is the right route: £264, up to 8 weeks, and a document lenders and buyers accept. If any of those conditions fail, you need a householder planning application at £528, also decided within 8 weeks. Flats always need planning permission.
